As if moving home isn’t stressful enough, a regular question that comes up with estate agents is ‘should we upgrade to help sell our house?’ Very often the response is to ‘leave it as it is, the new owners can take this project on.’ But what if you are clearly competing with other sellers locally, if you’re looking to maximise the value or if your house really does need some serious attention but you’ve just not got round to it? Whether you’re planning to sell your home now or later, you may want to start thinking of home improvements that are definitely worth their cost! We have compiled a list of the top 10 home upgrades to get you prepared for that big decision.
Updated Kitchen: An updated kitchen is an important renovation. Update the kitchen with designs such as quartz or granite countertops, hardwood or high-end tile floors, premium appliances, islands and under mount sinks to really see a return on investment. You should be able to create an instant ‘wow effect’ with good kitchen renovate that in itself may sell the house.
Hardwood Floors: These are a very popular trend in homes, especially on the first floor. If you already have hardwood floors, consider having your floors lightly re-sanded and sealed. If your floors are in bad condition, consider replacing them as they will improve resale value.
Quality Carpet: Premium broadloom carpet is especially popular if in top condition. Neutral, lightly textured weaves such as wool are also very popular.
Upgraded Master Bath: An owner’s suite filled with a bath, shower with a rain shower head, double sinks and/or heated floors are definitely worth the upgrade.
Radiator Covers: These may be considered a simple carpentry job but will really improve the appearance of your home and allow any future buyer to customize as they see fit.
Finished Basement: This is the next big sell on a homeowner’s property. We even suggest digging down to increase ceiling height if it seems to be too low for normal living. If you can’t then just levelling the floor and installing a good carpet can go a long way.
Landscaping: This is another important feature when looking to upgrade a home. An attractive garden filled with elegant plantings, hardscaping such as flagstone or bricks, and features such as urns and paths make the home an amazing sell!
Front Porch: The addition of a front porch or back deck can add significant value to your home.
Add a Bedroom: A four bedroom house will sell much faster than a three bedroom house, so add a bedroom. Consider dividing a large bedroom into two smaller ones (but not too small), or convert an upstairs den or sitting room.
Before you begin to embark on any of these projects, you do need to calculate whether your plans will be a sound investment. Most rooms around the house can be given a simple freshen up with a lick of paint or new furniture. But when it comes to larger scale renovations you need to weigh up a much bigger investment to make a big difference.
If you are going to make a start on any of these projects in order to increase your house sale price, then our advice project is to keep it simple. After all the new owners will definitely want to put their own mark on the house over time and really just want to see something clean and spacious.
Also, if it’s worth doing it’s worth doing well. Leaving some glaring things outstanding will mean you’re not satisfied with some rooms and it’s then unlikely to add much value to the house. Turning a functional room into a ‘showpiece’ on a budget will make you happier and give you something to take plenty of pictures of when it comes to the sale.
The key to selling your home is to make potential buyers imagine themselves living in it. Pattern and colour can be very polarising, so, boring as it may seem, to appeal to the maximum number of people, it can pay to play it safe. Do have a budget in might which is in proportion to the overall value of your house and the likely buyers you are looking to attract.
